Display and Usage Requirements (v1)

1. Purpose and Scope

These Display and Usage Requirements govern how the Source MLS logo and Source MLS tracking URL must be used when displaying MLS listing data. They apply to any person or company that displays MLS listings on a website, mobile application, or other platform where Source MLS attribution is required.

The purpose of these requirements is to:

  • Identify MLSs as the source of listing data
  • Promote consistent attribution across platforms
  • Enable accurate tracking of listing detail page views

2. Required Display of Source MLS Logo

Each display of an MLS listing must include the Source MLS logo on the Listing Detail Page.

The logo must be:

  • Displayed near the top of the Listing Detail Page
  • Visible to users on initial page load without requiring scrolling
  • Reasonably associated with the primary listing information

3. Logo Asset, Size, and Placement Standards

  • The Source MLS logo must be displayed using a Source MLS–provided logo asset.
  • The logo may be sized responsively to fit the available screen space, provided that it:
    • Remains clearly legible
    • Maintains its original aspect ratio
    • Is not distorted, cropped, recolored, or animated
  • Displaying parties must use an approved logo size or format (including responsive formats such as SVG or approved PNG variants) as made available by Source MLS.

Local recreation, modification, or substitution of the Source MLS logo is not permitted.


4. Required Use of Source MLS URL and Tracking Beacon

Each Listing Detail Page view must trigger a request to the Source MLS tracking URL provided with that listing, or to a Source MLS–designated tracking endpoint derived from that URL, so that Source MLS can record a page view.

  • The tracking request must occur once per Listing Detail Page view.
  • Display of the Source MLS logo does not replace this requirement.
  • The tracking request must not be blocked, suppressed, proxied, or cached in a manner that prevents Source MLS from recording page views.

5. Technical Integrity

Displaying parties must not:

  • Modify the Source MLS URL or any tokens or identifiers contained within it
  • Rehost Source MLS logo assets or tracking endpoints
  • Interfere with or spoof Source MLS tracking requests

Reasonable caching of logo assets is permitted, provided it does not affect logo appearance or tracking requirements.


6. Monitoring and Compliance

Source MLS may monitor public listing displays to verify compliance with these requirements. Displaying parties agree to correct any identified non-compliance within a reasonable timeframe after notice.


7. Updates and Non-Compliance

Source MLS may update these Display and Usage Requirements from time to time. Continued display of MLS listings with Source MLS attribution constitutes acceptance of the updated requirements.

Failure to comply with these requirements may result in:

  • Revocation of permission to use the Source MLS logo or tracking URL
  • Notice to the applicable MLS
  • Loss of authorization to display MLS listing data, as determined by the MLS
